Innovation Challenges:

  1. Enhance the tenant or resident experience in a building by harnessing digital technology. That could include creating resident or tenant ‘digital moments’ to improve the customer experience in an office or retail setting, addressing, for example, day-to-day interactions inside a QuadReal property such as:
    • riding an elevator
    • asking a security guard a question
    • traffic analyses or forecasts for retailers
    • digital marketing solutions
    • access to useful building information or services

     

  2. Enhance energy efficiency and the visibility of energy efficient programs for tenants and residents through the harnessing of digital technology. Areas that could be considered for enhancement include:
    • Improve and automate sub-meter management and data analysis
    • Use digital technologies to make energy use more visible to tenants or residents with the goal of encouraging more sustainable behaviour

     

  3. Enhance sustainability and affect sustainable behaviour for tenants and residents by harnessing digital technology. Areas that could be considered for enhancement include:
    • Zero waste objective (90% level of recycling with accurate sorting)
    • Water conservation
    • Community engagement promotion and measurement

     

  4. Improve building operations through the use of digital technology. Areas that could be considered for improvement include:
    • Visibility of building systems and processes
    • Automation of building systems and processes

     

  5. Improve the availability and integration of building system data including HVAC, Lighting, Power, Access Control, Security, Fire, Life Safety, Building Transportation, Waste Disposal, Parking, Elevators, Water, Gas. Current challenges include:
    • Building drivers for those systems
    • Messaging
    • Cyber security
